An Intimate Community
Kiawah Island is a private residential resort community located just south of Charleston, South Carolina on the Atlantic Ocean. It is a 10,000 acre barrier island, 1.5 miles at its widest point, with over 10 miles of beach front. Approximately 4,000 properties within 13 neighborhood villages and 28 regime associations make up the island. Most regimes (some are known as Homeowners' Associations, or sub-associations) are governed by their own covenants and boards of directors. Independent management companies administer the business requirements of these properties.
The community offers a range of activities to suit almost every interest, from bridge to sewing circles, clubs like reading and investments, and educational opportunities like computer basics. Each community group has a contact person who provides information both to newcomers and to those who need further information about meetings and group events.

A Vital Community Association
The Kiawah Island Community Association (KICA) is a 501(c)4 non-profit corporation established through a formal declaration (covenants) by the island's original developer. It governs and manages the business and property that contribute to the overall ambience and property values of Kiawah Island. KICA maintains millions of dollars worth of roads, lakes, landscaping, leisure trails and other infrastructure. These facilities are owned in common by all KICA members, and help to enrich life on this barrier island.
KICA also administers the $6 million budget (plus a healthy reserve), upholds the KICA Covenants, enforces rules and regulations which help preserve property values, oversees island access, gate operations and roving controls, and operates the Sandcastle Community Center as well as several boat launch and park facilities at sites such as Rhett's Bluff, Cinder Creek and Eagle Point.
An Island Town
The Town of Kiawah Island is responsible for the health, safety and welfare of its citizens. It comprises the entire island and is governed by the mayor and Town Council. The Planning Commission, Board of Zoning Appeals and wildlife program operate under the authority of the town.
A Golfer's Oasis
The Kiawah Island Golf Resort (KIGR) is also an association member. Resort operations include the five-diamond hotel, the Sanctuary at Kiawah Island, four golf courses, two tennis centers, and many fine dining and shopping establishments. The resort also operate the private Governor's Club.
An Investment in Community Pride
Kiawah Development Partners (KDP), also an association member, is the builder of new subdivisions with their roads, drainage and lakes. KDP also operates the Architectural Review Board (ARB) to which application for construction or modifications must be made. The private Kiawah Island Club, which includes the River Course, the Beach Club and Cassique, are operated by KDP.
